Renting a Finca for Weekends in Colombia: How Foreigners Book Safely and Avoid Deposit Scams

A practical checklist for foreigners booking a weekend finca in Colombia: RNT lookup, live video, written terms, the 20% no-show rule, and what to do if a deposit goes missing.

The scam usually starts the same way: a gorgeous finca photo, a friendly WhatsApp chat, and a request for a deposit "to hold the dates" before anyone has shown you the house. If you want a weekend in the country around Antioquia, Cundinamarca or the Coffee Axis, the booking is easy. Paying the right person for the right house is the hard part. This guide gives you the checks I would run before any transfer.

Quick answer: confirm the host's RNT in the public registry, see the house on a live video, get dates, total price and deposit terms in writing, and stop paying if the account name, the RNT name and the person on the video do not match.

A weekend finca is lodging, not an urban lease

Under Decreto 2590 de 2009, a person who habitually gives possession of a property, for a price, to one or more people for less than 30 calendar days is a tourism-service provider. That relationship is a lodging contract (hospedaje). Ley 820 de 2003, by contrast, regulates leases of urban buildings destined to housing, so its lease rules do not govern your weekend stay.

The MinCIT inscription manual of 26 January 2024 puts fincas turísticas inside viviendas turísticas: a whole unit offered as lodging, with at least a bedroom, kitchen and bathroom. Note the word "habitual". A one-off private loan of a house is a different situation, and I would not accuse a friendly owner of breaking the law over a single weekend. If you actually have a long urban lease, read our guide to the three-month renewal rule under Ley 820. For stays of a month or more, see the Coffee Axis furnished monthly rentals guide.

Check the RNT before any transfer

Tourist housing must be inscribed in the Registro Nacional de Turismo (RNT) before the property is used that way. The registry is public, and the lookup is simple:

  1. Ask the host for the RNT number, and the NIT if they have one.
  2. Open the Confecámaras consulta de RNT.
  3. Search by RNT number, NIT or establishment name.
  4. Match the name and municipality to the person asking for your money.

A missing number is a reason to pause, not an automatic verdict. Ask why. A registry hit also proves nothing about the photos, so it is only step one. Scammers can quote a real number that belongs to someone else, which is why the name match matters.

Confirm the house on live video and in writing

Photos are the cheapest thing to steal. A reported weekend-finca fraud pattern runs like this: reused photos from another listing, a transfer to a personal account, a demand for a second payment, then a block. In January 2021 a departmental tourism office warned that finca photos were being posted online to collect payments, and told travelers not to pay when they distrust the page or the photos, to be careful about places they have not seen, and to check the RNT before paying.

My protocol, which is practical advice rather than a legal form:

  • Ask for a live video call and name a detail to see: the gate, the pool edge, the bedroom you will use.
  • Ask the person on the video to say the host's name and today's date.
  • Get a written message listing dates, total price, what is included, deposit amount, who meets the group, and how to reach the property.
  • Pay only to an account whose holder matches the host and the RNT name.

None of this guarantees anything, and I will be honest: it is slower and some hosts get annoyed. A host who refuses a two-minute video is telling you something.

What a deposit means with a real provider

I cannot give you a "normal" deposit, because there is no official standard and no tariff I can verify. Agree the amount in writing and send the full price to nobody you cannot match.

What the law does say: under Ley 300 de 1996, art. 65, if the guest does not show up or does not use the agreed tourism services, the provider may choose either to charge 20% of the full agreed price or to keep a deposit already received, if keeping it was agreed. That is a rule for a real provider and a no-show guest. It does not cap what a fake listing can take, and it never justifies a surprise second transfer. Also write down what happens if you cancel early and if the host cancels, since the statute does not set a host-cancellation refund.

Caretaker logistics

Many fincas hand over keys through a mayordomo or caretaker. Settle these questions before you travel:

  • Who meets the group, and what number reaches them?
  • What happens if you arrive late?
  • How do you reach the property, and is the last stretch an unpaved track?
  • What is the maximum capacity?

The lodging operator, not you, keeps the guest card with guest ID, nationality, dates and form of payment, so expect to show a passport on arrival.

Long weekends: Monday 12 October 2026

Under Ley 51 de 1983, 12 October is a paid rest day, and it moves to the following Monday only when it does not already fall on a Monday. In 2026 it falls on a Monday, so that is the holiday. Long weekends are when fake listings multiply, but the checks do not change: RNT, video, written terms.

Colombia Move's own snapshot from 9 October 2026 shows short-stay rental inventory is thin, so plan early and compare options rather than grabbing the first cheap offer.

Buying instead of renting

If a weekend turns into wanting your own country place, the finca category is mostly country property for sale, not weekend stays. See the current featured fincas, and read the title-check guide before paying anything. More housing options sit under Vivienda.

If the money already left

Stop all further transfers, even if someone promises a refund for one more payment. Save the chat, the listing and the transfer receipt. File a report through the police virtual-complaint system, linked from CAI Virtual, at adenunciar.policia.gov.co. Contact your bank right away too. I cannot promise recovery, but fast reporting is your best shot.

Frequently Asked Questions

❓ Does Ley 820 apply to a weekend finca?

No. A habitual paid stay under 30 days is a lodging contract, while Ley 820 regulates leases of urban buildings destined to housing. Its deposit and renewal rules are not the framework for a weekend booking (verify with the official source, as accessed).

❓ Does the host need an RNT number?

Yes, when they habitually offer the place as tourist housing. Look the number up on the public consulta and match the name and municipality. A private one-off arrangement is a reason to slow down and ask questions, not something you should diagnose yourself (verify with the official source, as accessed).

❓ How large a deposit should I send?

Agree the amount in writing before paying, and never send the full price to an account you cannot match to the host. There is no official normal deposit I can verify, so treat any pressure to pay everything now as a warning sign (verify with the official source, as accessed).

❓ If I cancel, can the host keep the deposit?

If you do not show up, a real tourism provider may choose either 20% of the full price or the deposit already received, if keeping it was agreed. This is not a cap on what a fake listing can take (verify with the official source, as accessed).

❓ How do I tell a copied listing from the real house?

Ask for a live video of a detail you name, then match the RNT name to the person who wants the transfer. Reused photos and a demand for a second payment are patterns to stop on (verify with the official source, as accessed).

❓ Where do I report a fake booking?

File it on the police virtual-complaint site linked from CAI Virtual, and send no further money. Keep screenshots, the listing link and the receipt, and tell your bank as well (verify with the official source, as accessed).

❓ Does the Monday 12 October 2026 holiday change these checks?

No. That Monday is the statutory rest day under Ley 51 de 1983, and the same RNT, video and written-price checks apply. Demand is higher, so start earlier (verify with the official source, as accessed).
