How do I get a certificado de tradición y libertad online?

The certificado de tradición y libertad shows who owns a property, its sale history and whether it has mortgages, liens or other restrictions. You buy it online on the Superintendencia de Notariado y Registro certificate portal with the property's matrícula inmobiliaria number and it arrives by email within minutes. In 2026 the electronic version costs COP 23,000.

Who needs it

Anyone, not just the owner: buyers, tenants, banks and notaries ask for it before a purchase, lease, mortgage or deed. Foreigners use it to check a property before paying.

What you need

  • The property's matrícula inmobiliaria number (on the deed, the property-tax bill or an earlier certificate).
  • The Oficina de Registro de Instrumentos Públicos (ORIP) where the property is registered.
  • An email address to receive the certificate.
  • A payment method: PSE, Bancolombia button or another option enabled on the portal.

Step by step

  1. 1Go to certificados.supernotariado.gov.co/certificado, the SNR's official portal.
  2. 2Choose the registry office (ORIP) and type the matrícula inmobiliaria using numbers only.
  3. 3Check that the property address matches and add it to the cart.
  4. 4Enter your email, check the amount and pay.
  5. 5Download the PDF from the email and review owners, entries, mortgages, liens and restrictions.
  6. 6If you prefer a paper copy, request it at any Oficina de Registro de Instrumentos Públicos.

Tips and common mistakes

  • Buy it only on the SNR portal. Third-party sites overcharge for the same document.
  • Get a fresh one right before signing or paying: notaries and banks usually want it recently issued, and a lien can appear at any time.
  • Match the seller's name with the last registered owner and read every entry, not just the first page.
