How to Read a Real Estate Property Title in Colombia: Understanding the Matrícula Inmobiliaria
A practical reading of the annotations on a Colombian certificado de tradición y libertad, including codes 01 through 09, how a cancellation works, and why a thirty-year chain is not the legal test.

You have a seller's PDF open, a deposit date looming, and a page of numbered lines you cannot parse. This is a line-reading guide for buyers. It is a reading aid, not a lawyer's title study. If you still need to download the document, the steps are in our certificate download guide. One rule to hold onto from the start: under Article 72 of Ley 1579 de 2012, the certificate's legal picture is limited to the date and time of the request. It does not freeze the property afterward.
Matrícula versus certificate: the folio and its copy
The matrícula inmobiliaria is the folio, the registry page for one single property. The certificado de tradición y libertad is the official, faithful and total reproduction of the inscriptions on that folio, carrying a turn number and the same date and time as its issuance (Article 67). It is not a separate title, and it is not a guarantee that nothing changes next week.
The header identifies the registry office and the property's location. Units in horizontal property may not transcribe full boundaries. A different paper, the catastral certificate, describes the property for tax purposes; it is not the folio (see the catastral guide for that separate document).
Watch for a note about a proceeding. If the matrícula is in an administrative, judicial or other proceeding, the certificate is still issued but must carry a note saying so. Treat that note as a flag, not a footnote to skip.
The columns of one anotación
Under Article 20, each inscription states: the legal nature, the radicador number and year, the inscription date, the kind and number of the title, its date, the office of origin, and the parties, in brief form. Here is a teaching sketch with invented values, not a real folio:
- Anotación 3 — Radicación: 0000 of year X; inscription date: later than the document date.
- Document: escritura pública, number and date, plus the notary of origin.
- Specification: code and name of the act, for example 0125 compraventa.
- Persons: De: Seller A. A: Buyer B.
Separate two dates in your head. The document date is when the deed was signed. The inscription date is when the registry recorded it. Under Article 47, a registrable right does not affect third parties until it is inscribed, and Civil Code Article 756 says ownership of real property transfers by inscription. So a signed paper alone is not registered ownership.

Codes 01 through 09
Article 8 groups registered acts by legal nature. Read each line against this list:
| Code | Group | What it tells you |
|---|---|---|
| 01 | Tradición | Transfers of ownership |
| 02 | Gravámenes | Burdens such as mortgages |
| 03 | Limitaciones y afectaciones | Includes patrimonio de familia and afectación a vivienda familiar |
| 04 | Medidas cautelares | Embargoes and registered civil complaints |
| 05 | Tenencia | Registered lease, comodato, anticresis, leasing or retention right |
| 06 | Falsa tradición | Sale of another's property or an incomplete right |
| 07/08 | Cancelaciones | Cancel earlier registered acts |
| 09 | Otros | Anything else |
02, 03 and 04: what stays in force
These lines remain in force until a later 07/08 line cancels them. An active mortgage means the creditor's real right is registered. It does not by itself prove the seller is not the owner, and it does not mean you can ignore it. An active embargo, prohibition or registered civil complaint is a stop signal: do not pay a deposit until a Colombian property lawyer has read that line.
Two limitations get confused. Afectación a vivienda familiar (Ley 258 de 1996) needs both spouses' signatures to sell or encumber the home, and it is opposable to third parties only from its annotation. Permanent partners are covered after a union of at least two years. Patrimonio de familia (Ley 70 de 1931) is different: the property is unseizable, cannot be mortgaged, and was capped at 250 current monthly minimum wages when constituted.
05 and 06
A registered lease or comodato (code 05) is not a transfer of ownership. For code 06, read our falsa tradición guide and bring in a lawyer.
How a cancelación works
A cancellation is a later annotation. The earlier line stays visible, so you pair them. Another teaching sketch, invented:
- Anotación 4: code 02, hipoteca, in favor of a lender. Status: vigente.
- Anotación 7: code 07/08, cancelación de hipoteca, referring to anotación 4.
The registry does not erase history. A mortgage, embargo, patrimonio or afectación line with no later cancellation is still on the folio. Also, the last line is not automatically the current owner: it can be a mortgage, a lease or a cancellation. Find the latest tradición line that has not been cancelled, match the seller to it, then read every limitation after it.
Never rely only on the file the seller sends. Download the certificate yourself, and compare any PDF using the PIN steps in our verification guide. The portal's 30-day copy window for a generated file is about retrieving that file, not about the property staying unchanged.
20 years, 10 years, 5 years and the 30-year myth
A common claim says Colombian law requires a clear 30-year title chain. It does not require that of every buyer. The ordinary statutory product for a longer history is an ampliación beyond 20 years (Ley 1579, Article 69). The 30-year registry certificate in Article 13 of Ley 70 de 1931 is a paper that may accompany a judicial petition to constitute patrimonio de familia, so ask a lawyer or notary what that proceeding requires now.
The five and ten year figures are different again. Under Ley 791 de 2002, ordinary acquisitive prescription of real property is 5 years and extraordinary is 10. They describe possession, not a chain length you must show. Possession time is not itself a registered transfer; a prescription judgment becomes a title once registered.
If part of the chain sits in another registry office, or the property straddles two circles, you may need a certificado de complementación from the competent office (Articles 70 and 71).
What it costs
Under Resolución SNR RES-2026-001726-6, in force from 2 February 2026 (checked 29 October 2026): electronic certificate $23,000; in person at a registry office, notary or citizen service center $24,300; a folio with more than 150 annotations $53,100; an ampliación beyond 20 years $53,700. The owner-index lookup by name or ID is free. Verify the current tariff at supernotariado.gov.co.

A long weekend is when many buyers tour homes. A walkthrough does not update the folio, and it is not due diligence. Pull the certificate yourself before any deposit, and rely on its own timestamp.
What still needs a lawyer and a notary
Again: this guide is a reading aid, not a title opinion. Stop before paying a deposit and hire a Colombian real-estate lawyer if you see any of these:
- An active code 02, 03, 04 or 06 line.
- A sucesión (inheritance) in the chain.
- A rural folio.
- A seller who will not give you the matrícula number.
A name match in the free owner index only helps you find matrícula numbers. It is not proof of ownership. And buying property does not by itself guarantee a visa, residency or a tax outcome.
Frequently Asked Questions
❓ What is the difference between the matrícula inmobiliaria and the certificado de tradición y libertad?
The matrícula is the folio, the registry page for one property. The certificate is the official copy of that folio as of the date and time it was issued. It is a snapshot, so a later inscription will not appear on an older copy (verify with the official source, as accessed).
❓ What do the numbers 01 through 09 on an annotation mean?
They are the legal-nature groups in Article 8 of Ley 1579: 01 tradición, 02 gravámenes, 03 limitaciones y afectaciones, 04 medidas cautelares, 05 tenencia, 06 falsa tradición, 07/08 cancelaciones, 09 otros. A code alone is not a full legal conclusion; read the whole line (verify with the official source, as accessed).
❓ If a mortgage line says it was cancelled, can I ignore it?
Only if a later 07/08 annotation cancels that specific inscription. The old line stays visible so you can see the pair. If no cancellation exists, the mortgage is still on the folio, and a lawyer should read it before you pay anything (verify with the official source, as accessed).
❓ Does Colombian law require a clean 30-year title before I buy?
No. The longer standard registry product is an ampliación beyond 20 years. Five and ten years are prescription periods, not a mandatory chain length. The 30-year certificate in the 1931 patrimonio statute is an attachment for that constitution proceeding (verify with the official source, as accessed).
❓ How much does the certificate cost?
Under the tariffs in force since 2 February 2026, the electronic certificate is $23,000 and the in-person one at a registry office, notary or citizen center is $24,300. More than 150 annotations is $53,100; an ampliación beyond 20 years is $53,700. The owner-index lookup is free (verify with the official source, as accessed).
❓ The seller's name is on the last line. Is the title clear?
Not from that fact alone. The last line may be a lien, a lawsuit, a lease or a cancellation. Match the seller to the latest uncancelled transfer, then read every later limitation, and use a lawyer if any are active (verify with the official source, as accessed).
❓ Can I rely on the PDF the seller sent me?
No. Download it yourself from the official SNR portal, because a forwarded file can omit an embargo. Compare files with the PIN guide. The PIN screen's 30-day note concerns retrieving a copy, not the property staying unchanged (verify with the official source, as accessed).
