Questions
How much do banks lend in Colombia for housing?
A traditional scenario often uses around 30% down, but VIS, FNA, subsidies, or bank campaigns can change that percentage. That is why the calculator lets you simulate several scenarios.
What is the down payment and how much should it be?
The down payment is the fraction of the property value you must pay with your own savings. In Colombia, it is typically 30% of the total property value for used or new middle/upper class housing.
What extra costs should I budget when buying property?
Beyond the down payment, reserve roughly 1.5% to 3% of the property value for notary, registration, certificates, title checks, and other closing costs. The calculator shows a cash-to-close range.
Is a UVR loan the same as a COP loan?
No. A COP loan has nominal peso payments; a UVR loan moves with the indexed unit. This calculator uses an editable annual reference rate for scenarios, not a replacement for a bank quote.
Can Mi Casa Ya or FNA change my budget?
Yes. A subsidy or special lending product can reduce required cash or improve financing if you qualify. Use the closest scenario and confirm with the lender before making an offer.
