How much rent can I afford?
A common rule is to keep rent plus building fee at no more than 30% of household income, and all debt payments under 40%. With COP 5,000,000 a month, COP 200,000 of building fee and COP 300,000 of other debts, that is a rent of about COP 1,300,000.
How much income do landlords ask for?
There is no legal rule. Many agencies and rental insurers ask for income of about three times the rent, plus employment letter, bank statements and a credit check. Some accept a co-signer (codeudor) who owns property or earns about twice the rent.
Can a landlord ask me for a deposit?
Not for urban housing: Ley 820 de 2003, art. 16, prohibits cash deposits or similar guarantees. Landlords can ask for a co-signer or a rental insurance policy instead.
How much money do I need to move in?
Usually the first month of rent, the first building fee if you pay it, the move itself and, if you go through an agency or insurer, the application study. The calculator adds them up with 2026 moving price ranges.
How much will my rent rise next year?
At most the previous year's IPC at each 12-month renewal. Renewals in 2026 can rise up to 5.1%.
