How the rent adjustment is regulated
- • Residencial (Ley 820): Capped at the previous year's IPC (inflation). The landlord is not required to apply the maximum.
- • No acumulable: Increases can only happen once every 12 months, upon formal contract anniversary or renewal.
- • Tope de valor: The new rent cannot exceed 1% of the property's commercial value.
- • Comercial: Not capped by Ley 820. Rules and annual indexing percentages must be defined in the contract.

How much can rent increase in Colombia in 2026?
For residential urban leases signed or renewed in 2026, the legal maximum cap is 4.97%, corresponding to the accumulated IPC (inflation) of the year 2025.
When is the rent increase applied?
The increase can only be applied when the lease completes 12 months of execution or upon formal renewal. Rent cannot be raised mid-year or before the anniversary date.
