First, identify which kind of short-term rental you are booking

“Short term” is not one legal category. A one-to-six-month stay may be structured as an urban residential lease, a furnished monthly agreement, or tourist lodging. The label on the ad does not settle the issue; how the property is offered and used matters.

For an urban housing lease, Colombia’s Ley 820 de 2003 allows a verbal or written agreement. I would still insist on writing. Verify the owner, the apartment, and any RNT before paying

Ask for a live video walkthrough if you cannot attend. Have the person open a window, show the building entrance, and move through rooms in an order you choose. Compare that view with the photos. Ask for the signer’s ID and evidence that they own the property or are authorized to rent it; redact your own unnecessary ID numbers when sharing an application.

For tourist lodging, check the RNT through Confecámaras’ public consultation by RNT number, NIT, or establishment name. MinCIT states that RNT registration is free, annual, and normally renewed from January 1 through March 31. Confirm the establishment details match what you are booking.
