How to Rent an Apartment in Medellin without a Real Estate Agency
Skipping the real estate agency in Medellin can save you more than $2,000,000 COP in commissions. Here I explain how to do it without risking anything.

Nobody likes paying real estate commissions. It's that cost that appears right when you've already found the perfect apartment: they tell you it's 10% of the monthly value or equivalent to one month's rent. On a $1,800,000 COP per month apartment, that's over $2,000,000 COP extra you're giving to a middleman for facilitating two visits and signing a form.
The good news is that in Medellin renting without a real estate agency is perfectly possible and increasingly common. Many landlords prefer dealing directly with the tenant: they save on commissions, have more control over who they rent to, and the process is just as safe if both parties do their homework.
I've rented three apartments in Medellin in recent years. None through a real estate agency. The process has its steps, but it's not as complicated as it seems. Here I explain everything, from where to search to what to check before signing.
How Much Is the Real Estate Agency Really Costing You?
Before looking for alternatives, you need to understand the cost well. Real estate agencies in Colombia typically charge:
- 1 month of rent as a fee at the time of signing the contract
- 19% VAT on that fee
- Monthly administration of 8-12% of the rent (in contracts with monthly management)
On a $1,800,000 COP/month apartment, just the initial fee costs you $2,142,000 COP. Added to the security deposit (generally 1 month of rent), your first real month with a real estate agency can cost you around $4,000,000 COP before you even move in. It's not a bad service if the landlord is in another city or the property has complex situations. But for most residential rentals in Medellin, you can handle the process yourself without problem.
Where to Search for Apartments Directly with the Landlord
This is the most important part. To find apartments without intermediaries you have several real options in Medellin:
WhatsApp and Facebook Groups by Neighborhood
Search for specific groups like 'Arriendo Medellin sin inmobiliaria', 'Arriendos Laureles directos' or groups for each particular neighborhood. General groups are full of mass publishers; specific ones by zone have more real landlords. Filter well: some intermediaries pose as landlords. Never pay anything before visiting the apartment in person and verifying who the owner is.
Signs 'Se Arrienda' in the Neighborhoods
It sounds outdated, but it works better than you think. Walking through the neighborhood you're interested in --- Laureles, El Estadio, Belen, Envigado --- and looking for signs on building facades is still one of the most effective methods. Many older landlords don't publish online and their apartments have real market prices, without the overvaluation that accumulates from passing through multiple platforms.

Documents You Need
Many people assume that without a real estate agency the process is more informal. In reality, a responsible landlord asks you basically the same:
- Photocopy of ID (both sides)
- Employment letter or proof of income if you're an employee
- Bank statements from the last 3 months if you work independently
- Personal references: 1-2 people who can vouch for you
- Co-signer: many landlords require it, especially for long-term contracts
If you don't have a co-signer, some landlords accept a larger deposit --- 2 or 3 months of rent --- as alternative guarantee. It's worth negotiating from the beginning before ruling out the apartment.
How to Negotiate the Price Directly
This is where many people leave money on the table. With a direct landlord you have much more room to maneuver than with a real estate agency, where the price is fixed and the agent has no incentive to lower it.
Offer a long-term contract. If you commit to 12 or 18 months instead of 6, many landlords lower the rent or avoid adjusting it during the first year. Stability is worth it to them.
Arrive with documents ready on the day of the visit. An organized tenant generates immediate trust and puts you ahead of other interested parties even if your economic offer is the same. The landlord prefers the sure candidate.
Propose punctual payment with automatic debit. An independent landlord worries much more about non-payment than the exact price. Guaranteeing payment on the first day of the month can translate into a discount or more favorable conditions.

The Contract: What to Check Before Signing
The rental contract in Colombia doesn't require a notary to be valid --- a sheet written and signed by both parties has full legal validity according to Law 820 of 2003. But that doesn't mean you should sign anything they put in front of you.
Before signing, check these points without exception:
- Duration: minimum 1 year. 6-month contracts provide less stability.
- Exact value: that it be in words and figures without ambiguity.
- Administration: included in the price or paid separately? Many landlords omit this.
- Public utilities: clarify who pays water, electricity, gas, internet.
- Annual adjustment: the maximum increase is regulated by the CPI. Demand that it be in the contract.
- Early termination: the legal minimum as penalty is 3 months of rent.
- Property inventory: signed inventory with photos on the day of entry. It protects you when you leave.
The property inventory is what most tenants neglect. Do the walkthrough with the landlord, note everything, take photos, and have it signed by both parties that same day. It's what protects you from unfair charges when it's time to return the deposit.
Neighborhoods Where to Find Good Direct Rentals in Medellin
Not all neighborhoods have the same supply of direct landlords. In El Poblado most inventory goes through real estate agencies or short-term platforms. In these areas it's much easier to deal directly:
Laureles and El Estadio: high concentration of landlords who prefer direct dealing, many living in the same building. Rentals between $1,200,000 and $2,800,000 COP for 1-2 bedrooms depending on sector and finishes.
Belen: family neighborhood with plenty of apartments and houses for rent directly from owners. Prices from $900,000 COP for a small apartment. Good quality of life and transportation to the rest of the city.
Sabaneta and Envigado: the south of the metropolitan area has many new buildings where owners rent directly. Excellent value for money, especially for families. Search on the

Robledo and Calasanz: popular among students and young professionals. Direct rental is the norm here, not the exception. From $700,000 COP for a well-located studio apartment.

Renting without an intermediary has its additional risks if you're not careful. Pay attention to these signs:
- The owner can't show you the apartment in person: says they're traveling or abroad. This is almost always a scam.
- Price well below market for the area and type of property.
- They ask you for money before visiting: to "hold it", "reserve the visit" or any other reason. It's always a scam.
- The apartment documents don't match: verify in the certificate of freedom and tradition that the person signing is the owner or has notarized power of attorney.
The certificate of freedom and tradition costs $16,900 COP at the Single Registration Window (VUR online). For any apartment where you're going to leave a deposit, it's worth requesting it. If the owner refuses to let you check it, you already have your answer.
