When heavy rain starts, the contractor's WhatsApp fills up with one-line messages: "How much per m² for waterproofing?" If you answer with a number without having gone up to the terrace, you almost certainly end up with a complaint: the leak didn't come from the slab but from a clogged downpipe, or the client understood "warranty" as "forever." This guide is for whoever offers the service: how to define the scope, quote, write the warranty, move through residential complexes and at height, and publish an ad that attracts real clients.
Quick answer: measure on site, quote by line items, write the warranty with exclusions, request written authorization if the roof belongs to a complex, and don't climb onto a roof without fall protection.
What you offer and what you don't
In the trade, three commercial families of systems are discussed: asphalt membrane, acrylics, and polyurethane. Which one makes sense depends on the surface. A walkable terrace, where people walk and place plant pots, is not the same as a sloped roof or the roof of a building. Each one changes access, drainage, edge protection, and who signs the work order. According to DANE, waterproofing services for flat roofs and terraces, and protection against moisture, fall under subclass CPC 54530, corresponding to economic activity CIIU 4390 (dane.gov.co, consulted in October 2026). If you're going to invoice, confirm with your accountant which code is listed as the main activity on the RUT; don't decide that alone.
An honest warning: don't promise to dry interior walls if the moisture comes from a pipe. I'd rather lose that quote than take on a warranty for damage I didn't cause. Tell the client the cause is checked first, and if it's plumbing, have a plumber fix it.
How to measure and build the quote per m²
Here's what no competitor will tell you: there is no national rate per m² that you can quote. Official sources don't publish one, so be wary of anyone who gives you "the market price" without seeing the job. The value comes from line items you explain one by one:
- Area measured on site, not estimated from photos.
- System chosen (membrane, acrylic, or polyurethane).
- Condition of the substrate: cracks, ponding, slopes.
- Removal of the previous system, if there is one.
- Downpipes and drains.
- Water test at the end.
- Exclusions, in writing.
That m² is a different trade from finishing work; to keep the two quotes clearly separate, review how much to charge per m² for painting and drywall work. They are not mixed here.
Scope and deliverables
Leave a simple sketch in writing with the measurements, the system installed, and the materials used, and deliver before-and-after photos. It's the same principle as other technical services with a clear area and delivery, such as the one we describe in topography and land surveying services: what is documented is what defends you.
On payment, my rule is visit first, signed quote, and payments by stages. Don't ask for the full amount over chat before measuring, and don't advise the client to pay everything to a stranger either: distrust works in both directions. Your photos of your own jobs are what removes the client's fear of being scammed.

A warranty you can honor
The warranty is written into the quote. Include the duration, which leaks it covers, the exclusions, and how a claim is made. Typical exclusions: new perforations, structural movement, clogged downpipes, and third-party damage. Separate the labor warranty from the membrane's manufacturer warranty, which depends on the product data sheet and how it was installed.
Here are three common confusions, according to Law 1480 of 2011 (Consumer Statute):
- In a medium-type service, the warranty covers the quality of the service, not a promised result.
- The default three-month period applies to services where the client hands over a good to be repaired (an appliance, a car). A terrace job is not that case, so don't use it as an automatic term.
- Article 8 refers to ten years of structural stability and one year for finishes for real estate; don't advertise it as an obligation for every leak repair.
If the client is a consumer and the work was not done as contracted, they can ask for it to be redone under the agreed conditions or for a refund of the price. A contract with a residential complex may be civil or commercial, so don't always treat it as a consumer case. And the information in your ad and your quote must be clear, truthful, verifiable, and in Spanish: area, system, what is included and what isn't. Avoid phrases like "lifetime warranty" or "eliminates moisture forever."
License and work in residential complexes
According to the Ministry of Housing, minor repairs that only maintain the property, without affecting load-bearing structure, interior layout, or functional, formal, or volumetric characteristics, do not require a construction license (minvivienda.gov.co, consulted in October 2026). The Ministry does not name waterproofing among its examples, so replacing a membrane without touching structure, volume, or use may fit, but don't assume it. If the work reinforces the structure, changes the roof, creates a new terrace, or affects a cultural heritage property, ask the client to consult the curaduría or the local authority before starting. Also, whoever carries out the work must comply with the horizontal property regulations and avoid damage to third parties.
In a complex, Law 675 of 2001 states that roofs or slabs serving as cover at any level are essential common property. So don't start without written authorization from whoever represents the condominium. Terraces may be assigned for exclusive use, but they remain common property. Who pays for a specific leak is defined by the regulations and the type of damage: don't tell the client the administration always pays, or that the top-floor owner always pays. Ask in writing who orders the work. A performance bond is not mandatory between private parties according to the sources consulted; offering one is a commercial signal if the complex requests it.
Work at height: don't improvise
According to Resolution 4272 of 2021 from the Ministry of Labor, work at height is any activity with a risk of falling more than 2.0 meters, measured from the worker's feet. On roofs, covers, or sloped surfaces from 15° to 45°, an individual fall protection system with controlled movement must be implemented. Unprotected edges where the drop exceeds 1.5 meters require edge protection, and that threshold does not replace the 2.0-meter one. Equipment must be certified and compatible with each other, and the employer or contractor defines the prevention measures. A rope without a real anchor is not protection. Consult an occupational health and safety professional about the training your crew requires.
October and November 2026 rains
As of October 6, 2026, IDEAM reported that Colombia was in the second rainy season, with higher probability in October and November, especially in the Andean and Caribbean regions, and clarified that El Niño does not turn off the rain: intense events can occur even when accumulations are low. Its climate forecast report, archived on October 17, predicts precipitation for November close to the 1991–2020 averages, with a mixed signal in the Andean region (ideam.gov.co). Also note that Monday, November 2, 2026 is the transferred All Saints' Day holiday, so schedule visits and deliveries accounting for that day. Your ad, however, should work for the rest of the year, once the long weekend has passed.
How to write an ad that filters out browsers
A good ad states the coverage area, the system you work with, what the quote includes, and how long it takes to schedule the visit. Upload photos of your own jobs, showing overlaps, drains, and the water test, and avoid images downloaded from the internet. As an example of a well-presented local service, see how to offer security camera installation. You can also explore the services section to see how other trades are presented.
According to Colombia Move's inventory as of October 31, 2026, the repairs category has 8 active ads and only 1 recent one: there is room for a well-described service to stand out.
Frequently asked questions
❓ How much should I charge per m² to waterproof a terrace?
There is no national rate per m² that can be quoted. The price comes from measuring on site, choosing the system, evaluating the substrate, and leaving exclusions in writing. That's why it's best to quote by line items after a visit, not over chat. (verify with the official source)
❓ Does waterproofing a roof require a construction license?
Replacing the system without touching structure, layout, or volume is treated as a minor repair. The Ministry of Housing does not name this trade among its examples, and structural work or work on a cultural heritage property is checked beforehand with the local authority. (verify with the official source)
❓ Who authorizes work on the roof of a complex?
The slab covering the building is essential common property and requires written authorization from the condominium. Exclusive use of a terrace does not make it private, and who pays is defined by the regulations and the type of damage. (verify with the official source)
❓ What warranty can I offer without overcommitting?
Write the term, what it covers, and what it doesn't in the quote. The three months under Law 1480 are not this trade's automatic term, and the ten years of Article 8 are not advertised as a duty for every leak. (verify with the official source)
❓ When is waterproofing a roof considered work at height?
When there is a risk of falling more than 2.0 meters, measured from the feet. On sloped surfaces from 15° to 45°, an individual protection system is required, and edges with drops over 1.5 meters are protected with certified, compatible equipment. (verify with the official source)
❓ How do I sell safely and avoid scams with advance payments?
Don't ask for the full amount over chat before measuring the roof. Make a visit, deliver a signed quote, collect payment in stages, and show photos of your own jobs. That way the client trusts you and you aren't exposed to clients who disappear. (verify with the official source)
❓ Where do I publish the service so that people who will actually hire me contact me?
In the repairs category, with your coverage area, the system you install, and photos of finished work. Stating what the visit includes and what is excluded helps attract clients with a real leak rather than mere browsers.
