How to optimize your home security and automation in Colombia: A practical guide

Quick answer: a camera is for taking care of your own door or patio, not for monitoring the hallway or your neighbor. Before buying one, check three things: where you are going to fix it, what voltage the adapter accepts, and what you are going to do with the video.

The typical image is that of a balcony with clothes hanging and a small camera under the eaves, looking only at the entrance door. That tight frame is the one that makes the most sense: it notifies your cell phone when a delivery arrives or when someone approaches your area. It does not replace the Police, it does not guarantee that you won't be robbed, and it does not authorize you to record what is not yours.

What problem it solves and what it doesn't

An outdoor camera gives you three useful things: seeing who is at your door, receiving an alert when there is movement, and having a record of what happened in your area. With a smart plug or light bulb, you can add a light that turns on by itself or a lamp that turns off from your cell phone.

What it doesn't do: it does not measurably deter, it does not replace filing a report, and it does not make you the building's security guard. I would skip any promise of "total peace of mind"; the honest truth is that it is an aid to find out faster, nothing more. And a real frustration: motion alerts go off for a motorcycle, a cat, or a shadow, so at first, you will have to adjust the sensitivity and the detection zone.

Where to install it and where not to

Inside your home and in your private area, you decide. The problem begins when the camera touches a common area. In horizontal property, article 3 of Law 675 of 2001 considers facades, roofs, or cover slabs to be essential common goods, and access, circulation, and general-use areas cannot be assigned for exclusive use.

In practice: if to fix the camera you have to drill the facade, the hallway, or the common roof, first check the horizontal property regulations and speak with the administration. Being the owner of the apartment is not enough to do it on your own. If the complex already has a camera circuit, don't duplicate the hallway with yours.

  • Yes: your front door from the inside, your private patio or balcony, the frame that only covers your own space.
  • With permission: facade, roof, hallway, common parking lot.
  • No: the neighbor's window or interior, or the hallway as if it were your private area.

Personal data and neighbors

Law 1581 of 2012 does not apply to databases or files kept in an exclusively personal or domestic sphere. That sphere includes the activities of private or family life of natural persons, according to Decree 1377 of 2013. As long as the video stays with you and does not circulate, you are in that zone.

It changes when you share it. If you are going to provide those files to third parties, you must first inform the owner and ask for authorization, and then the law does apply. That is why uploading a clip to social media or passing it to the complex's WhatsApp group showing the face of a neighbor, a visitor, or a passerby takes the file out of the domestic sphere. Also, do not leave the cloud link open to a tenant without clear rules.

If the camera belongs to the condominium and not to you, the matter is different: capturing or saving images of identifiable people is data processing. In a concept from August 2023, the Superintendence of Industry and Commerce describes visible notices in the lobby, elevator, or garage, with the person in charge, the purpose, the rights of the owners, and where the policy is. That concept, as the SIC itself clarifies, is not mandatory, so take it as guidance.

One more warning: if you hire a company to monitor or install paid surveillance, that service falls under Decree Law 356 of 1994 and requires state permission. Ask the company for their credentials before signing.

How to choose an outdoor wireless camera

This is the list I would use when looking at the spec sheet for any model:

  1. Wi-Fi Band. Many consumer-grade cameras associate only with 2.4 GHz. Read your model's spec sheet and don't assume it connects to a 5 GHz-only network.
  2. Weatherproofing. Look for what the sheet for that model says about outdoor use; do not take a commercial figure as a rule for everyone.
  3. Storage. Ask if it records on a local card or in the cloud, and if the cloud is paid separately.
  4. Voltage. For a residential user at voltage level 1, the CREG indicates in its Concept 6068 of August 5, 2025, that the stationary voltage at 60 Hz must remain between 108 V and 132 V, that is, ±10% over the 120 V nominal, and that the criterion is national.   5. Invoice and warranty. If no other term is indicated, the legal warranty for a new product is one year from delivery (Law 1480 of 2011). Keep the invoice.

As an example of what is sold in stores in the country, on October 5, 2026, Homecenter advertised the Tapo C410 kit as an outdoor Wi-Fi camera with a battery and solar panel, compatible with Alexa and Google Home, with a 1-year warranty in that ad. It is just a spec sheet seen that day: it can change, it is not a ranking or a recommendation. And watch out: an app with its own password, not the one that comes by default, is part of the purchase.

Short automation, without complications

Two or three automations are enough. A smart plug or bulb is only useful if its label accepts approximately 120 V at 60 Hz. A simple and useful scene: that a light turns on when the camera detects movement in your private zone, and that it turns off by itself at dawn.

The weak point is the energy: if the power goes out, the plugged-in camera turns off, and with it the router and the Wi-Fi. Temporary rental and used equipment

If you rent out your home for days or months, the notice must say it bluntly: if there is a camera, what area it records (entrance, patio, never the interior or spaces where the guest sleeps or changes) and who manages the app. Hiding a camera or spying on a tenant is the exact opposite of what this guide explains; don't do it.

Saying it upfront has a practical effect: it filters out curious people and avoids misunderstandings.
