A practical guide to finding office and commercial space in Colombia: the right Spanish search terms, how to read a listing, and what to verify before you pay.

The first time I hunted for a small office in Medellín, I almost signed for a space that turned out to be zoned residential. Finding commercial space in Colombia isn't hard, but it runs on Spanish keywords, building rules, and a few legal checks that never show up in the photos. Here's how I'd approach it so you don't waste visits or money.

Pick the type of space first

Colombia splits commercial space into clear categories, and choosing the right one narrows your search instantly:

  • Coworking — a desk or small room with internet and meeting space included; best for solo founders and short commitments.
  • Oficina — private professional/administrative space, often in an office tower or mixed-use building.
  • Local comercial — customer-facing retail or service space at street level, where foot traffic matters.
  • Consultorio — a smaller room set up for professional services like medical, dental, or therapy.
  • Bodega — warehouse or storage with loading access, for stock or logistics.

The fork matters because the rules differ. A street-facing local needs the right permitted use and often sanitary or fire checks; a coworking desk needs almost nothing from you. Where and how to search

English search terms barely work here, so switch to Spanish. On platforms like FincaRaíz you'll filter by arriendo oficina or arriendo local; listings usually show área m², bathrooms, parking, neighborhood, canon, and administración. Prices swing a lot by city, zone, and size, so treat any number as a starting point, not a market rate.

How to read a listing and what to check before paying

The advertised canon is rarely the full cost. In buildings under propiedad horizontal, a monthly administración covers common areas and can apply to commercial units too — ask for the reglamento de propiedad horizontal and what it costs. Then confirm whether utilities, VAT, parking, signage, internet, and fit-out changes are included or billed separately.

Before you commit to a customer-facing spot, run this short due-diligence list:

  • Permitted use: verify the uso del suelo allows your activity at that exact address. In Bogotá, opening a customer-facing business can also involve Chamber of Commerce registration, an opening notice, and activity-specific sanitary or Fire Department concepts; requirements vary by city and activity.
  • Who you're dealing with: confirm the owner or agent is authorized to lease, and check a company's registration on RUES if one is involved.
  • Lease terms: commercial tenants can gain a renewal right after roughly two continuous years in the same premises with the same establishment, subject to legal exceptions — get the terms in writing and have a lawyer review anything substantial.
  • Handover: photograph the space and list its condition and included fixtures before move-in.
