For urban housing, Law 820 of 2003 sets a limit: the annual increase cannot exceed the CPI of the previous calendar year, and it only applies upon completion of every 12 months of the contract — not in the middle of the year. If they ask you for more, you can refuse in writing by citing the law; the excess is not enforceable and you could even ask for a refund of what was paid in excess. Careful: commercial premises are governed by agreement between the parties, the limit is only for housing.
