The first time I reviewed a short-term apartment setup, the keys and guest message were ready—but nobody had checked the building’s propiedad horizontal rules. That is exactly backwards.
Direct answer: if you provide tourist lodging in Colombia, the Registro Nacional de Turismo (RNT) is generally a prior compliance checkpoint. It is not a complete legal green light: property eligibility, building rules, guest registration, foreign-guest reporting, and your own tax situation still need separate attention. If you want to see real-world options right now, you can browse apartments and houses on Colombia Move — posting is completely free.
If you are still deciding between tourist stays and an owner-direct arrangement, compare the operational differences in our guide to short-term apartment rentals direct from owners.
What RNT means for a short-term rental host
RNT is Colombia’s public registration system for tourism service providers. MinCIT says registration is prior and mandatory for covered providers, including tourist housing and other lodging. The official process runs through the chamber/Confecámaras electronic platform referenced by MinCIT and is described as free. Start with MinCIT’s RNT explanation, not a consultant’s sales page.
Airbnb also points Colombia hosts toward RNT compliance, but platform guidance is secondary. I would verify every legal step against MinCIT, RUES, Migración Colombia, and the property’s actual documents rather than treating an active platform listing as proof of compliance.
The common “under 30 days means no rules” shortcut is wrong. MinCIT’s tourism-formalization FAQ says commercial or permanent tourist lodging for stays under 30 days needs RNT. It separately notes that lodging by the hour is not treated as tourist lodging for RNT. Edge cases depend on the real activity, so confirm yours rather than relabeling it.
Use this order before you publish the listing
- Verify the property use. Check the title, intended use, local planning context, and any restrictions that affect lodging. Buyers can start with our POT due-diligence explainer.
- Read the PH rules. If the unit is in propiedad horizontal, obtain the current reglamento and written confirmation of any required authorization.
- Prepare the operator details. Confirm the identity, address, business, RUT, and accounting information the official workflow asks from your specific operator.
- Register through the official RNT channel. Match the provider and property information exactly; do not assume a platform profile completes this step.
- Set up guest reporting. An active RNT does not replace TRA/SIAT or SIRE duties.
- Calendar the renewal. Renew between January 1 and March 31 every year.
My practical detail: keep the RNT evidence, the relevant PH authorization, and the guest-reporting setup confirmation in one folder named for the renewal year. Before accepting the first booking, open every account again and confirm the property and operator names match. That five-minute check catches the boring inconsistencies that become painful later.

RNT, TRA/SIAT, and SIRE are not the same thing
| System | What it does | When to handle it |
|---|---|---|
| RNT | Registers the tourism service provider | Before operating; renew annually |
| TRA in SIAT | Records lodging data for Colombian and foreign guests | As part of guest operations with an active RNT |
| SIRE | Reports foreign guests to Migración Colombia where required | Set up before receiving foreign guests |
MinCIT’s SIAT/TRA guidance says lodging providers with active RNT use SIAT to record TRA information for national and foreign guests. Migración Colombia’s official SIRE page covers reports involving foreigners, describes the system as free, and says a registration response may take up to three business days. Do not wait for check-in day to discover that your access is not ready.
The frustrating part is duplication: the same stay can touch more than one system. Build a simple arrival workflow and assign responsibility if a co-host or property manager is involved. “The platform has the guest’s passport” is not a substitute for completing the official reporting process.
Why propiedad horizontal can stop the plan
RNT does not override your building’s rules. Official RNT housing guidance says the PH regulations must authorize tourist housing in buildings or complexes. Article 18 of Law 675 also requires owners to use private units according to their nature, destination, and the PH rules; commercial or mixed uses can depend on the regulation or assembly authorization.
That means the honest answer is document-specific. Ask the administrator for the current reglamento, identify the clause on tourist lodging or commercial use, and verify whether an assembly decision or other authorization is required. Do this before furnishing the apartment or promising income. Our Spanish explainer on renting a parking space in propiedad horizontal covers the same core lesson: ownership does not erase shared-building rules.
Renewal, verification, and your final pre-listing check
RNT renewal runs from January 1 through March 31 each year. For 2026, MinCIT warned that an unrenewed registration was automatically suspended from April 1 and could not legally operate while suspended. The process was announced as fully virtual. Put two reminders on the calendar—one in January and another well before March 31—because waiting until the final day adds avoidable risk.
You can also check the public RNT dataset on Datos Abiertos Colombia. It was last updated July 8, 2026 when accessed on July 31, 2026. A public-record check is useful, but it does not prove that every other compliance layer is complete.
Before going live, confirm:
- The property and operator are eligible for the intended tourist-lodging use.
- The PH reglamento and required authorizations permit that use.
- The RNT record is active and its names/details are accurate.
- TRA/SIAT and SIRE access are ready for the guests you will receive.
- A Colombian accountant has checked the tax and parafiscal obligations for your situation.
- The annual January 1–March 31 renewal is on your calendar.
Honestly, I would delay the listing rather than “fix the paperwork after the first booking.” RNT is one checkpoint, not a shield against a PH restriction or a missed guest report.
Frequently Asked Questions
❓ Do Airbnb hosts in Colombia need RNT?
Generally, yes: providers of tourist housing in Colombia need RNT before operating. MinCIT includes tourist housing among covered tourism services, but you should verify how the official category applies to the real activity and property.
❓ Is RNT enough to make an Airbnb legal in Colombia?
No. RNT is only one compliance layer. PH rules, TRA/SIAT, SIRE when foreign guests are lodged, tax and parafiscal duties, and any applicable property or local requirements still need separate verification.
❓ How often do I renew RNT in Colombia?
Renew RNT every year between January 1 and March 31. MinCIT’s 2026 notice said missing that window caused automatic suspension from April 1, so verify the current notice each renewal year.
❓ What is the difference between RNT, TRA/SIAT, and SIRE?
RNT registers the tourism provider, TRA in SIAT records guest lodging data, and SIRE handles required reports about foreigners to Migración Colombia. They are separate systems and one does not replace another.
❓ Does a stay under 30 days need RNT?
Commercial or permanent tourist housing for stays under 30 days needs RNT according to MinCIT’s formalization FAQ. Occasional or unusual arrangements can be fact-specific, so verify the activity rather than relying only on the number of nights.
❓ Can my building or HOA stop Airbnb even if I have RNT?
Yes, the building rules can be a practical blocker when tourist housing is not authorized. Check the current reglamento de propiedad horizontal and any required assembly authorization before treating RNT as permission to operate.
❓ Is RNT free?
MinCIT describes RNT registration and renewal as free. That does not mean hosting has no taxes, parafiscal obligations, accounting costs, or optional professional fees; ask a Colombian accountant what applies to your operator and property.
