Medellín vs Cali Cost of Living: Rent, Transit and Heat Compared
Medellín or Cali? The inflation gap is small. Rent, cooling, transit fares and Ley 820 lease rules decide your budget, and this guide shows how to compare them with sourced figures.

Short answer: the difference between Medellín and Cali is not a neat percentage. National inflation was 6.24% in the year to August 2026, and the reported gap between the two cities is under one point. What actually moves your budget is the rent you negotiate, whether air conditioning is on your power bill, and how you get around.
That is also why I will not give you a tidy peso total for either city. Colombia has no official monthly cost of a nomad life in pesos, and most blog baskets (including some older ones, ours included) disagree with each other. Instead, this guide gives you sourced numbers and tells you exactly what to compare when you open real listings.
Inflation is not the price of an apartment
DANE's consumer price index (IPC) measures how a household basket changes over time. It does not tell you what a furnished one-bedroom costs. In August 2026 the national IPC rose 0.39% in the month, 5.35% so far this year and 6.24% against August 2025, when the annual rate was 5.10% (DANE, press release of 7 September 2026).
Two details from that release matter for a nomad. Restaurants and hotels had the fastest annual rate at 9.36%, followed by health at 8.30% and education at 7.45%. Housing, water, electricity, gas and other fuels rose 5.74%, below the average, though imputed rent was still a large contributor at 0.63 percentage points. If you eat out daily, your own inflation is higher than the headline.
For the cities, Semana reported the DANE city table as Medellín 7.07% and Cali 6.41% annual, both above the national figure. El Colombiano also reported 7.07% for Medellín. I am attributing those to the press because the DANE documents I opened do not print the city lines. El Colombiano also noted that price collection in Cali was partly disrupted after the 10 August 2026 earthquake, so read that month's Cali number with some caution.
The key point: a higher annual rate means prices rose faster in Medellín, not that Medellín costs 7% more than Cali. Do not sell yourself on Cali because of that gap. It is too small and measures the wrong thing.
Pair neighborhoods like for like
The most common mistake I see in these comparisons is putting El Poblado next to a modest Cali barrio. Compare similar profiles instead:
- El Poblado in Medellín with Ciudad Jardín in Cali, for the polished, higher-estrato option.
- Laureles in Medellín with Granada in Cali, for walkable, restaurant-heavy living.
- A more local Medellín area with San Antonio in Cali, for a quieter, less tourist-oriented feel.
For each pair, ask the same five questions: furnished or not, which estrato is printed on the utility bill, whether the quoted rent includes power or internet, how long the commute to your coworking or gym is, and what the real building looks like at night and on a weekend. The lease rule that protects renters
Ley 820 de 2003 governs urban housing leases, and two articles matter for a budget.
Article 18 caps the monthly rent at 1% of the property's commercial value, and that commercial value cannot be set above twice the current cadastral appraisal. It is a ceiling, not a typical price, but it is a useful sanity check if a quote looks wild.
Article 20 governs increases. After twelve months at the same price, a landlord may raise the rent once, by no more than 100% of the IPC increase in the calendar year immediately before the increase. The landlord must also tell you the amount and effective date by authorized postal service or by the personal-notice method written in your contract. Without that, the increase cannot be enforced against you.
Here is the shortcut to avoid: the latest 12-month figure, such as 6.24%, is not the legal cap. The statute looks at the previous calendar year. Ask your landlord to show the math, and keep your contract in writing so the notice method and the twelve-month clock actually work.
The rule is the same in both cities, so it does not change which one is cheaper, but it does change how confidently you can plan a second year.

Getting around: fares you can verify
Transit is one of the few lines where official prices exist for both cities. In Cali, the MIO fare has been COP 3,500 since 10 January 2026 (Metro Cali bulletin of 8 January 2026).
In Medellín, the fare depends on who you are. On the Metro de Medellín tariff page, integrations 1 to 4 cost COP 3,820 on a frecuente Cívica profile and COP 4,400 for al portador y eventual. Higher integration bands cost more, and an eventual or replacement Cívica card is COP 12,100. If you are new in town and carry an anonymous card, plan on the higher fare at first, not the frecuente price.
Honest downside: a single fare gap of a few hundred pesos will not decide your move. Where you live relative to your daily routes will matter far more, particularly in Medellín, where the Metro network across the Valle de Aburrá rewards living near a station.
Heat, cooling and your power bill
Use station data, not slogans. IDEAM's historical tables show a monthly mean temperature of about 21.1 to 22.5°C at Medellín's Olaya Herrera airport station. At the Alfonso Bonilla Aragón airport station in Cali, the mean runs about 23.2 to 24.2°C, with mean daily maxima around 30.9 to 33.0°C. These are historical station normals, not downtown readings or a forecast.
What that means for your budget: afternoons in Cali are hotter, so ask whether the quoted rent includes air conditioning and whether the unit has it. A cheaper rent can disappear if you run cooling in a higher-estrato building and power is billed separately. I will not guess at a peso figure, because I have not seen current tariffs for either city. Ask the landlord for a recent bill and check the estrato printed on it.
The 12 October 2026 long weekend
If you are scouting both cities around the long weekend on Monday 12 October 2026, plan for weather. On IDEAM's historical tables, October averages 221 mm of rain at Olaya Herrera in Medellín and 114.6 mm at the Cali airport station. That is history, not a forecast, but it suggests packing for rain in Medellín and treating a short visit as a weather and lodging decision rather than a verdict on the city.
Dollars, pesos and your own basket
On 6 October 2026 the Superintendencia Financiera showed a TRM of COP 3,209.78 per US dollar. Treat that as one day's rate: a stronger peso raises your dollar budget immediately, and a weaker one lowers it. If your lease is written in dollars, it is still paid in pesos.
