Today we are pleased to announce four new premium features in MinutasMove, our free template generator for lease agreements, vehicle purchase-sale contracts, and service agreements in Colombia. It is a support tool for drafting documents: it helps you organize your agreements step by step, but does not replace legal or notarial advice. With these improvements, customization, writing alerts, and signature simulation take a quality leap.

For property owners who decide to rent an apartment without real estate agency intermediation, MinutasMove makes it easy to include common guarantees in Colombia, such as the co-debtor or guarantor with real property, when the parties agree. Similarly, those who sell a used car or motorcycle can draft their purchase-sale promise with the usual data for the transfer, which helps reduce common errors.

1. Share Draft via WhatsApp in One Click

Drafting a contract is a two-way process. With the new sharing feature, you can instantly serialize the entire state of your contract (including names, IDs, amounts, dates, and signatures) into a Base64-encoded string integrated into the URL. When you press the 'Share Draft (WhatsApp)' button, a direct chat will open with your client, tenant, or partner. When they open the link, they will see exactly the contract as you left it, allowing them to review it or edit any field collaboratively.

2. Custom Additional Clauses

Every agreement is unique. Although our templates include the most common clauses, we know you often need to add specific agreements. In step 5 (Signature) you will find an additional clauses editor: you can write your own agreements and the system integrates and numbers them sequentially in Spanish ('SEVENTH', 'EIGHTH', etc.) within the contract structure. For practical annexes, such as the property inventory at delivery, or if you are in the middle of a rental process, you can also consult our guide on lease renewal.

3. Penalty Clause Alerts (Art. 1601 of the Civil Code)

In Colombia, the penalty clause (the fine for breach) has limits. Article 1601 of the Civil Code allows requesting that the penalty be reduced to the extent it exceeds twice the principal obligation in certain cases. In MinutasMove we added an informational alert: the editor calculates the total obligation (for example, the monthly rent for the months of duration) and warns you if the chosen fine exceeds that reference limit, so you can review it before signing. It is informational help, not legal validation; if in doubt, verify with legal or notarial advice. Similarly, if you are going to transfer a vehicle, read our guide to sell used vehicles with less risk in Colombia.

4. Notarial Paper Styles and Classic Typefaces

Finally, visual presentation matters. The editor now includes a paper and typeface selector in the preview panel. You can change the standard paper sheet (White Print) to 'Notarial Warm' paper, which simulates traditional Colombian notary sheets with their ivory tone and red side margin stripe. Additionally, you can switch between classic typefaces such as Times New Roman, Arial, and Courier to verify the exact design before printing, saving as PDF, or downloading your native Microsoft Word file.

Frequently Asked Questions (FAQ)

How much does it cost to use MinutasMove to generate contracts?

Publishing your property or vehicle on the Colombia Move marketplace is currently offered free and without commissions, according to the platform's publication pages (consulted in June 2026). MinutasMove is offered as a free tool for drafting documents; if you want to confirm current conditions or limits, check the tool's page before using it.

Are digital or electronic signatures valid in Colombia?

An electronic signature can have legal effects if it meets the legal requirements of reliability and suitability. The framework is provided by Law 527 of 1999 and Decree 2364 of 2012 (in effect as of June 2026), so it is not automatically valid in all cases. For important or higher-risk contracts, verify with legal or notarial advice whether it is advisable to authenticate the signatures. MinutasMove helps you prepare the draft, but does not certify or legally validate the document.

Where can I publish my rental or car sale for free?

You can publish your property, rental, or vehicle directly on colombiamove.com/publicar. You simply go to the publish section in the top bar, register the details, and your listing becomes visible to connect with buyers and tenants throughout the country.

What legal validity do the generated minutes have?

They are support drafts. Their validity depends on the content, the parties, the signatures, and the law applicable to each case, not solely on the fact of generating them with the tool. Urban housing rental is governed by Law 820 of 2003 (in effect as of June 2026), which allows verbal or written contract with certain minimum data. For your specific case, confirm with legal or notarial advice if it applies.

What document and party data are needed?

You need the citizenship ID or NIT of the parties, and the address of the property or the vehicle plates. The interactive form guides you step by step to complete the required information in minutes.
