Santa Bárbara is one of those municipalities in southwestern Antioquia that people from the Aburrá Valley know very little about — and that's precisely what makes it interesting. Temperate climate year-round, productive soils, about two and a half hours from Medellín via the Panamerican highway, and prices per hectare that haven't skyrocketed like those in El Retiro or La Ceja.

This week two farms in Santa Bárbara were published on Colombia Move with very different profiles: a cattle ranch of more than 32 hectares and a small productive property of 2.6 hectares, ideal for living or farming. It's worth looking at both together — they give a good picture of what's available today in the area and what price range the market is moving in. If you want to see real options right now, you can see farms and lots available on Colombia Move — posting is completely free.

Why Santa Bárbara, Antioquia

Santa Bárbara is about 57 km south of Medellín, on the road to La Pintada and the Pescadero bridge. The municipality has just under 25,000 inhabitants and mixes coffee, cattle ranching, fruit crops and services — it's not a tourist town yet, which helps keep prices reasonable.

The average elevation is 1,800 to 2,000 masl in the urban center and lower in some rural areas, which produces that temperate climate of 18-22 °C that supports diverse crops: coffee, avocado, plantain, banana, citrus, mango, cacao. For someone looking for a productive farm, that means the property doesn't depend on a single crop — diversity is economic resilience.

Road access is paved to the urban center and most rural areas have unpaved roads in acceptable condition. From José María Córdova airport it's about three hours; from downtown Medellín, two and a half hours by private car without heavy traffic.

1. Cattle ranch of 32.6 hectares — $950 million

Cattle ranch of 32.6 ha — capacity for 30 animals, spring water, diverse fruit crops.

This is a cattle ranch of 32.6 hectares 4 km from Santa Bárbara, with pastures for about 30 head of cattle and rail access to the property. The land has its own spring water, permanent water source, and a wide view toward the mountains — the kind of property where value lies in both the land and the infrastructure.

The main house has 4 bedrooms, two full kitchens, 3 bathrooms and an independent apartment. There is also a warehouse-house adapted as a bar — useful for recreational use or to rent as a venue for rural events if the idea is to monetize the farm while operating the cattle side.

Crops planted on the property: sugarcane, mango, lemon, orange, avocado, mandarin, soursop, plantain and sapote. With that diversity the current owner doesn't depend on a single market price — that's the logic of a well-managed traditional Antioquia farm.

At $950 million, the price per hectare comes to around $29 million, which is competitive for a farm with complete infrastructure, its own water and proximity to the urban center. View the full listing and all photos.

2. Productive farm of 2.6 hectares — $220 million

If $950 million sounds like another league, this second option is the accessible version of the same municipality. A productive farm of 26,764 m² in the La Elvira lower sector — entrance via the road to Cairo, 15 minutes by car from town. Public deed 100% and water from the rural aqueduct. Everything in order.

The terrain is "walkable sloped": moderate slope, not flat, but with vehicular access to the property terrace. It's important to know this upfront — it's not a flat lowland farm, it's worked hillside typical of the coffee landscape, and crops are managed in terraces.

It's planted with cacao, sugarcane, avocado, banana, lemon, mandarin, mango, plantain, coconut, papaya, yuca, carob and soursop. Thirteen crops in less than three hectares — it's a diversified productive garden, perfect for someone who wants to eat from their own land and eventually sell surplus at the Santa Bárbara market or local marketplace.

At $220 million this farm falls in the range of "real reach for a buyer selling their apartment in Medellín" — equivalent to a 100 m² apartment in Laureles, but with cultivable land, rural water and autonomy. View the listing with all photos and owner contact.

Information from listings published on Colombia Move. Both options are in the municipality of Santa Bárbara, Antioquia.

The cattle ranch is for someone who wants to operate the property as a business — cattle ranching plus crops, possibly events. The productive farm is for someone who wants to live off the land or have a second residence with food autonomy. Different buyers, same municipality.
