Shared Housing in Bogotá: Furnished Rooms in Teusaquillo, Chapinero and Usaquén
A furnished room in Bogotá can be a housing lease or a tourist booking, and the difference changes your rights. Here is how to tell them apart and what to check before paying.

Quick answer: a furnished room in someone else's home, a branded coliving house and a tourist apartment are three different products, and the paperwork behind each one is different. Before you compare prices in Bogotá, work out which of the three you are actually being offered.
I would not start with a rent table. I would start with the contract, because that is where most room-seekers get surprised. What "coliving" usually means in Bogotá
In practice, coliving means a private furnished room, a shared kitchen and shared bathrooms, utilities sometimes bundled into one monthly figure, and a minimum stay set by the house. That is a product description, not a legal category. Colombian law does not have a box called "coliving", so the contract you sign decides which rules apply.
The honest downside: shared living is shared living. Bathroom queues, someone else's dishes and house rules about guests come with the lower price. If you need quiet to work, ask about the room's position in the house, not only the Wi-Fi.
Three localities, three different searches
Chapinero, Teusaquillo and Usaquén are three separate Bogotá localities, and people search them for different reasons.
- Teusaquillo sits in the center-west of the city and includes Parque Simón Bolívar and the Universidad Nacional campus. Students and people who want a park and campus side of town look here.
- Chapinero is a traditional locality in the north of the city. It is where people search when they want a walkable, central base.
- Usaquén is in the far northeast. I could not verify a boutique coliving rate card there, so I will not name a house. Use current room listings instead of trusting a brand you cannot check.

How to read the contract
Ley 820 de 2003 is the urban housing-lease statute. An urban housing lease can cover the whole dwelling or only part of it, so a room inside a home can qualify. The contract, written or verbal, should still state the parties, the property, the part leased and the shared areas, the price, the services, the term and who pays utilities.
Two classifications match most furnished room shares:
- Compartido: a lease of a non-independent part of the dwelling, with the rest shared with the landlord or other tenants.
- Pensión: a lease of a non-independent part that must include additional services and is agreed for less than one year. Either party may end it before the end date with 10 days' notice and no indemnity.
Do not assume every coliving contract is a pensión. It has to meet all three conditions. If nobody writes a term, the default for an urban housing lease is one year. So "month-to-month" is only flexible if the paper says so, and a pensión exit works both ways: you can leave quickly, and so can the house.
Other rules worth knowing:
- Urban housing leases may not require a cash deposit or other real guarantee for the tenant's obligations.
- The price of additional services, things or uses may not exceed 50% of the rent of that property. A cleaning or community fee is not automatically legal or illegal; it has to fit that cap, and you should see it itemized.
- If your host is a tenant, they may not sublet without the landlord's express authorization. Unauthorized sublease is a ground for the landlord to end the contract (Article 17). Our roommate and subletting guide covers the details.
A worked example in words: you sign for a room with a bundled monthly price that includes utilities and weekly cleaning, with a stated stay of three months. Cleaning and utilities are additional services, the term is under a year, so it may qualify as a pensión. Ask for the services to be listed separately so you can check them against the 50% cap.
Tourist stay versus housing lease
Tourism-service providers operating in Colombia must register in the Registro Nacional de Turismo (RNT). Lodging providers must keep an active RNT, show the number in their advertising, and tourist-accommodation providers must carry guest liability insurance.
A residential room lease is not automatically tourist lodging, and a coliving brand is not automatically exempt. The test is what they are selling you. Ask three things:
- Is this a housing contract or a short tourist booking?
- Does the ad show an RNT number?
- Are house rules and a guest-liability policy part of what they sell?
Do not assume a 30-day stay is exempt either way. Read the document you were actually offered, and if the answers are vague, treat that as information.
What published prices are worth
I am not giving you a neighborhood average, because I could not find a reliable one. On 2 October 2026, one operator's own pages did not agree: its locations page listed Teusaquillo houses "from" 820,000, 1,030,000, 1,083,000 and 900,000 COP, while its Parkway house page said "FROM 735,000 COP" and "NO ROOMS AVAILABLE". That operator describes its Parkway sector as running from Calle 34 to Calle 45 and from Carrera 19 to Avenida 30, which is its own description and not an official boundary.
A "from" price is not a room you can book. Get the current total in writing: rent, utilities, cleaning, minimum stay, and what is refundable. For general budgeting, see the Bogotá monthly budget guide.
Rent increases
A landlord can raise the rent only after 12 months at the same price. The increase cannot exceed 100% of the consumer-price increase in the immediately previous calendar year, and the landlord must tell you the amount and effective date by authorized postal service or by the notice method written in the contract.
DANE's national annual IPC variation for December 2025 was 5.10%, which is the reference for a 2026 reajuste. In the same bulletin, the national "arriendo efectivo" subclass rose 5.31%, which is inflation context and not the price of a room in any of these localities.
A practical check before paying
- Ask whether the person showing the room is the owner, an authorized agent or a tenant, and ask to see the written authorization if they are a tenant.
- See the room in person or on a live walkthrough. Do not send a holding deposit for a room you have not seen.
- Ask who pays utilities and how many people share each bathroom.
- Read the guest policy and the house rules.
- Ask how either side ends the stay, and what the contract says about the term.

❓ Is a Bogotá coliving stay the same as booking a tourist apartment?
No. A room lease can fall under Ley 820 as an urban housing lease, while tourist lodging belongs in the Registro Nacional de Turismo regime. A coliving brand is not automatically exempt from either, so check the contract and any RNT number in the ad (verifica en la fuente oficial).
❓ The person showing me the room is a tenant. Can they rent it to me?
Only with the landlord's express authorization. Under Article 17 of Ley 820, a tenant may not sublet or assign the lease without it, and unauthorized sublease lets the landlord end the contract. Ask for the authorization in writing before paying anything (verifica en la fuente oficial).
❓ Can the house require a cash deposit?
Ley 820 says urban housing leases cannot require a cash deposit or other real guarantee for the tenant's obligations. Ask what any "fee" actually is and whether it is itemized as a service. Never pay one for a room you have not seen (verifica en la fuente oficial).
❓ I was offered month-to-month. How fast can either side end it?
If it is truly a pensión under Article 4, either party can end it with 10 days' notice and no indemnity. That requires a non-independent part of the dwelling, additional services and a term under one year. A contract that states no term defaults to one year (verifica en la fuente oficial).
❓ Are the "from 735,000" and "from 820,000" figures a current price?
Not as of the 2 October 2026 check. Two pages from the same operator disagreed, and the Parkway page showed no rooms available. Ask for a written current total covering rent, utilities, cleaning, minimum stay and refundable items (verifica en la fuente oficial).
❓ Does Usaquén have the same kind of verified coliving list as Teusaquillo?
This guide could not verify a Usaquén operator rate card. Use current room listings instead of a brand name, and read the Bogotá neighborhood guide for how the north differs. Confirm availability and terms directly with the host.
❓ How large a rent increase can the house impose?
None during the first 12 months at the same price, and afterward no more than the previous calendar year's IPC increase. DANE's national December 2025 figure was 5.10%, and the later August 2026 print of 6.24% is not that cap (verifica en la fuente oficial).
