What options are there for renting without a co-signer?

I don't have a co-signer with real estate and all real estate agencies ask for one. What alternatives exist?

Today there are several options: (1) lease policies or surety companies — you pay a premium (usually a % of the rent) and the insurance company backs the owner; many real estate agencies already accept them and even require them instead of a co-signer; (2) negotiate directly with independent owners, who tend to be more flexible than real estate agencies — sometimes they accept a deposit or months in advance (watch out: for housing, a cash deposit is not regulated in favor of the landlord, keep everything in writing); (3) furnished or seasonal rentals, which almost never ask for a co-signer although they cost more.
