Most Envigado budgets you find online give you one tidy dollar number. I don't trust any of them, including the ones that float around the first page of Google. A month in Envigado is really six separate lines: the rent on the listing, the building's administración, EPM electricity, EPM water and sewer, gas, and your transport. This guide is a worksheet built from the published tariffs, so you can plug in your own apartment instead of borrowing someone else's average.
Two things up front. Estrato 4 water in Envigado costs the same as Medellín estrato 4. But estrato 5 water and sewer in Envigado cost more than Medellín estrato 5 (which is where El Poblado sits) on EPM's September 2026 sheet. So "Envigado is always cheaper" is not something I can promise you. For day-to-day neighborhood feel, read our Living in Envigado expat guide; this article stays on the numbers.
How to read estrato 4 and 5 before you budget
Estrato classifies the dwelling, not you or your passport. DANE uses six levels: 1 bajo-bajo, 2 bajo, 3 medio-bajo, 4 medio, 5 medio-alto and 6 alto. Estratos 1 to 3 can receive utility subsidies, estrato 4 pays the defined service cost with no subsidy and no surcharge, and estratos 5 and 6 pay a contribution on top.
That is why the same family pays different unit rates in two flats a few blocks apart. Ask the landlord for the estrato printed on a recent utility bill, not a verbal "es estrato 5, más o menos."
A quick geography note: Envigado is organized in 13 planning zones, and Jardines and Alcalá are named barrios on the municipal map. Otraparte is not a barrio. It is the Casa Museo Fernando González Otraparte, which the Metro lists as a point of interest near Estación Ayurá.
Rent and administración: record three numbers
I'm not going to print a rent band. The rent ranges I've seen in blogs, including ours, are not a verified Envigado survey, and rent swings by building age, floor and whether it is furnished. For valley-wide context see average rent in Medellín by neighborhood, but treat those bands as context, not as this article's Envigado data.
What you should do at every viewing is write down three numbers:
- the monthly rent,
- the administración cuota,
- the estrato.
Assume the advertised rent excludes administración and utilities until the listing says otherwise. In a propiedad horizontal (Ley 675 de 2001), the owners' assembly approves the budget and the cuotas that pay common expenses. There is no citywide Envigado or El Poblado tariff, so "lower admin in Envigado" is a claim you can only check building by building. Ask for the current administración certificate. Our piece on the real cost of renting in Medellín explains how a cuota works; I'm not reusing its ranges here.

Electricity: September 2026 EPM rates
On EPM's September 2026 regulated-market sheet, residential low-voltage energy is charged on all consumption. The rate depends on who owns the network assets, so check which column your building falls under:
| Estrato | EPM-owned assets | Shared | Customer-owned |
|---|---|---|---|
| 4 | COP 958.38/kWh | COP 926.81/kWh | COP 895.23/kWh |
| 5 and 6 | COP 1,150.06/kWh | COP 1,112.17/kWh | COP 1,074.28/kWh |
The fixed commercialization charge on that Antioquia block is COP 9,576 per invoice. Your monthly total is the unit rate times your own kWh, plus that fixed charge, and a real invoice can include other regulated items. As a pure illustration, not a surveyed average: if you assumed 150 kWh on the estrato 4 EPM-owned column, the arithmetic is 150 × 958.38 + 9,576. Use your own consumption, and ask the landlord to show you a recent bill.
Water and sewer: where Envigado and El Poblado differ
This is the one sourced contrast with El Poblado, which belongs to Medellín. EPM's September 2026 billing sheet (consumption from 13 July 2026) lists the following:
| Item | Envigado estrato 4 | Envigado estrato 5 | Medellín estrato 5 |
|---|---|---|---|
| Acueducto fixed | COP 10,180.05 | COP 16,797.08 | COP 15,270.08 |
| Acueducto per m³ (both bands) | COP 4,978.29 | COP 8,214.18 | COP 7,467.44 |
| Alcantarillado fixed | COP 5,857.77 | COP 9,372.43 | COP 8,786.66 |
| Alcantarillado per m³ (both bands) | COP 3,945.17 | COP 6,312.27 | COP 5,917.76 |
Envigado estrato 4 matches the Medellín estrato 4 rows exactly. Envigado estrato 5 is higher than Medellín estrato 5. On top of that, the regional environmental fee is COP 27.66/m³ for acueducto and COP 47.15/m³ for alcantarillado. If you want a cheaper water bill, the estrato of the flat matters far more than the municipality.
Gas: use the invoice, not my table
I only have EPM's May 2026 billing sheet (service month April 2026) for the market that includes Envigado, and I could not find a later 2026 gas tariff. On that sheet, estratos 3 and 4 show a fixed charge of COP 4,293.48 per invoice and COP 3,242.93/m³; estratos 5 and 6 show COP 5,152.18 and COP 3,891.52/m³. That is not necessarily your October bill, so read the current EPM invoice.
Getting around: Metro and integrated buses
Be careful with the name. Estación Envigado on Línea A is at Carrera 42 59A-291, Itagüí. For Barrio Jardines and the Otraparte museum, the Metro's page points to Estación Ayurá, Carrera 49 25A Sur-35, Medellín.
On the Metro fare page checked on 13 October 2026, integrations 1 to 4 cost COP 3,820 with Cívica Frecuente and COP 4,400 for a bearer or eventual card. A Cívica Eventual card, or a replacement, is COP 12,100. Integrated bus rows from Envigado:
- Envigado bus: COP 3,600 plena, COP 4,765 integrada.
- Sotrames under Envigado: COP 3,700 plena, COP 4,765 integrada.
- Envigado–Arenales: COP 4,000 / COP 5,465.
- Envigado–Catedral: COP 4,600 / COP 5,785.
- EIA–Palmas: COP 5,300 / COP 5,785.
Here is a genuine annoyance: the fare page says those integrated tariffs apply only with Cívica Personal, while the Cívica help page describes the benefit for Personal or Eventual cards. I can't reconcile them, so ask at a station before you rely on the discount. The integrated fare needs Metro to be part of the trip, inside a 90-minute window from first payment.
Lines A and B run 4:30 a.m. to 11:00 p.m. Monday to Saturday and 5:00 a.m. to 10:00 p.m. on Sundays and holidays. The first weekday train from Estación Envigado is 4:35 a.m. toward Niquía and 4:42 a.m. toward La Estrella.
What I would not put into one number
Groceries, school fees, internet and dining depend on your household, and I have no verified Envigado figure for them, so I won't invent a basket. Online calculators disagree wildly with each other, and rent is usually the reason. Build your own total from the lines above plus the quotes you collect.
For inflation, DANE reported national CPI of 0.37% for September 2026, 5.74% year to date and 6.29% over the year, against 5.18% a year earlier. That is a national figure, not an Envigado rent index, but it tells you to leave room for tariffs to move. For a dollar snapshot, the TRM on 13 October 2026 was COP 3,194.44 per USD. It changes daily, so convert at your own rate. As a local wage benchmark only, Decreto 159 de 2026 transitorily sets the 2026 minimum wage at COP 1,750,905.

Frequently Asked Questions
❓ Is Envigado cheaper than El Poblado in 2026?
Not automatically. On EPM's September 2026 sheet, estrato 4 water matches Medellín, while estrato 5 Envigado water is higher than Medellín estrato 5. Rent and administración are set building by building, so there is no single percentage gap. (verify with the official source, as accessed)
❓ What does estrato 4 versus estrato 5 change on the bill?
Estrato 4 pays the defined service cost, while estrato 5 pays a contribution on top. On EPM's September 2026 sheet, energy is COP 958.38/kWh versus COP 1,150.06/kWh in the EPM-owned column, and Envigado estrato 5 water is COP 8,214.18/m³ versus COP 4,978.29/m³. (verify with the official source, as accessed)
❓ Does the advertised rent include administración and utilities?
Assume it does not until the listing says so. The owners' assembly sets the administración cuota, and EPM bills energy and water separately. Ask for the current administración certificate and a sample EPM bill before you sign anything. (verify with the official source, as accessed)
❓ How much is a Metro ride from the Envigado station?
On integrations 1 to 4, a trip is COP 3,820 with Cívica Frecuente and COP 4,400 on an eventual card, per the fare page checked 13 October 2026. Integrated bus rows from Envigado run COP 4,765 to COP 5,785, and the Personal-versus-Eventual rule conflicts between pages. (verify with the official source, as accessed)
❓ Is the station called Envigado actually in Envigado?
The official address of Estación Envigado is Carrera 42 59A-291, Itagüí. For Barrio Jardines and the Otraparte museum, the Metro points to Estación Ayurá, Carrera 49 25A Sur-35, Medellín. Check the station address before you plan a pickup or a viewing.
❓ What inflation number should I use for a 2026 budget?
DANE's national CPI was up 6.29% in the year to September 2026. That is a national figure, not an Envigado rent index, so use it only as a reminder to leave a cushion for tariffs and rent renewals. (verify with the official source, as accessed)
❓ Can I turn this budget into dollars with one exchange rate?
Only as a snapshot. The TRM on 13 October 2026 was COP 3,194.44 per USD, a one-day certified rate that changes constantly. Convert each line at your own transfer rate rather than trusting one converter for the whole month. (verify with the official source, as accessed)
