No centralized listing database. No historical pricing data. No way to know if the apartment you're looking at is priced fairly or if the agent just made up a number. The same property shows up on three different websites at three different prices, listed by three different people who may or may not be authorized to sell it.
In the United States, the MLS (Multiple Listing Service) is the backbone of the entire real estate market. It's how buyers find properties, how sellers set prices, how agents share inventory, and how everyone makes informed decisions. It's so fundamental that most Americans don't even think about it — until they move to a country that doesn't have one.
Colombia is that country. And we're building the solution.
What Is an MLS and Why Does Colombia Need One?
A Multiple Listing Service is a shared database where real estate professionals list properties for sale or rent. In the US, when a home goes on the market, it enters the MLS and instantly becomes visible to every agent and buyer in the region. The MLS also tracks:
- What properties sold for (not just asking prices — actual sale prices)
- How long properties sat on the market before selling
- Price history for every address
- Comparable sales ("comps") that help buyers and sellers price accurately
- Market trends by neighborhood, city, and region
This data is what makes real estate markets transparent. Without it, every transaction is a guessing game.

What Happens Without an MLS: The Colombia Reality
Right now, if you want to rent an apartment in Medellín, here's what you're dealing with:
For Buyers and Renters
- You don't know the fair price. Is $3M COP/month for a 2-bedroom in Laureles a good deal or a ripoff? Without data, you're guessing. Or trusting an agent who may have their own incentives.
- You can't compare listings easily. Properties are scattered across Finca Raíz, Metrocuadrados, Facebook groups, WhatsApp chains, and agency websites. Each has different formats, different info, different photos.
- You don't know market trends. Are prices going up in El Poblado? Is Envigado getting more expensive? Nobody can tell you with data — it's all anecdotes and vibes.
- "Gringo pricing" is real. Without transparent market data, foreigners routinely pay 30-50% more than locals for the same properties. There's no way to prove it without comps.
For Sellers and Landlords
- You don't know what your property is worth. Without comparable sales data, you're pricing based on gut feeling or what your neighbor said they got — which may or may not be true.
- Your listing reaches a fraction of potential buyers. If you list with one agency, only their clients see it. There's no shared inventory system.
- You have no idea how your property compares. Is it priced competitively? Are similar units sitting on the market or selling fast? No data means no strategy.
For Real Estate Agents
- No shared inventory. In the US, any agent can show any MLS-listed property. In Colombia, agents only know about their own listings and maybe their friends'. Clients get a tiny slice of what's actually available.
- No market data to advise clients. Good agents want to give accurate pricing advice. Without historical data, even the best agents are working from experience and intuition rather than numbers.
- The profession is largely unregulated. Anyone can call themselves a real estate agent in Colombia. An MLS creates accountability and professionalism.
